A home inspection is a professional service that determines the present condition of the home’s major systems, based on a visual inspection of accessible features. It focuses on the performance of the home, rather than cosmetic, code or design issues. Inspections are often performed during a real estate transaction but may be done anytime.

Why do I need a home inspection?

Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions with confidence. How much does a home inspection cost?

Cost varies due to location, size and age. Cost also varies if add-on inspection services are requested, e.g., radon, termite, sprinkler, pool, septic, well, etc. Contact us or schedule a request for more information about the rates and cost of our home inspection services.

How do I pay for my inspection?

We accept cash, check, or credit card (MasterCard, Visa, Discover) at the time of the inspection. We will invoice you the cost of inspection if you can not attend the inspection.

Do you offer any home inspection discounts?

Yes. We offer a 10% discount to all military service families and police officers as a token of our appreciation for all that you do.

What items are included in the home inspection report?

Our standard home inspection report will cover the condition of the home’s heating system, central air conditioning system (temperature permitting), interior plumbing, electrical systems, the roof, attic, visible insulation, walls, ceilings, floors, windows, doors, foundation, basement and structural components. How long does a home inspection take?

It depends on the size of the house and the speed of the individual inspector. We aim to be thorough but concise with our findings. It might take anywhere from two to four hours to complete your home inspection.

Do I need to attend the home inspection?

As the buyer or home owner, it is recommended that you are present for the inspection. That way, the inspector can point out the discrepancies on his report. You may wish to accompany your inspector throughout the inspection. This is a great way to learn about your home, inside and out. If you can't attend the inspection, we will invoice you the payment due after inspection.

Should the utilities be on at the time of inspection?

Yes. If utilities aren’t on, the inspection will be limited. We can still inspect the house and then return later when the utilities are turned on.

Can a house fail a home inspection?

No. A professional home inspection is an examination of the current condition of a house. It is not an appraisal, which determines market value. It is not a municipal inspection, which verifies local code compliance. A home inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need major repair or replacement.

What if the home inspector finds problems?

No house is perfect. If the inspector identifies problems, it doesn’t mean you should or shouldn’t buy or sell the house. It will reveal what you should expect on inspection in advance. If your budget is tight, or if you don’t want to become involved in future repair work, this information will be important to you. If major problems are found, a seller may agree to make repairs.

If the inspection proves the home to be in good condition, did I really need an inspection?

Absolutely. You will also have learned many things about your current or new home from the inspector's written report. You'll want to keep this information for future reference should you sell the house.
